What selling costs will I have if I sell to you?

We purchase "as-is", and pay all escrow and closing costs, financing costs, inspections, etc. If there are any back property taxes or other liens on the property, you will owe those, as well as interest costs on any current loans you might have.

In what condition are the houses you purchase?

We will buy houses in any shape. We even buy homes that were damaged by fire, vandalism, severe deferred maintenance, etc. We do not ask our sellers to do any work, for our purchases are "as is." We even haul away any old unwanted belongings or trash!

When is the best time to reach you?

West Coast business hours are best, 8:00 a.m. to 5:00 p.m. But you can always leave a message if I am not in, and your call will usually be returned within a few hours. Feel free to call on the weekends as well.

If I don't live in the area, can we conduct our business via telephone and mail?

Absolutely. We purchase many houses from people that live out of state, and they never need to visit the property. We coordinate paperwork and escrows, and you can handle it all from the convenience of your hometown.

I currently have my home listed with a real estate agent. What can we do?

We are happy to work with your agent, or call us after your listing has expired. A large number of our properties come from real estate agents, so if your have one you like, we will be happy to present our offer to him or her.

What do you do with the homes once you purchase them?

We fix them up and then we will either sell them, or keep them as rentals.

I need to stay in my present house for a couple months before I move. Is this possible?

Yes. This is simply a long escrow whereby we enter into our contract, complete the paperwork, and we will close when you are ready.

How does the title transfer take place?

We always use a bonafide title/escrow company to ensure that everything goes properly. We prefer to use the services of (Insert name)

The loan-to-value ratio on my house is high. Are you still interested in purchasing it?

We view these situations on a case-by-case basis. Tell us the details of your transaction, and we will give you a quick answer. Chances are good that we can, even if you do not think we can.

Do you have to see the inside of the property before you make an offer?

No. Not before we make an offer, but we will have to see it during our escrow period. Here's the way it works. We'll make you an offer without having to see the inside of the house. Our purchase agreement will allow us to inspect the property and we usually perform that inspection within a few days of your acceptance. The main purpose for that inspection is to make sure a house does not have termite or foundation problems. We have never asked to cancel an agreement as the result of an inspection, and that is a record we are proud of. I have been at this business for a while, and I can usually tell if ahouse is well built just from driving by. As far as the details of the inspection itself, I will inspect the property with one of my construction workers, and the whole process usually doesn't last more than 20 minutes from start to finish.

Will my tenant know that I am selling the property?

Only if you them them. We won't! You and I will have a written purchase agreement before we ask you to contact your tenant for showing access for our inspections. If you don't want to tell your tenants what is going on, you simply tell them that you have contacted for a pest inspection of the property, and that is the type of inspection we will say we are making. If you are wondering what will happen to your tenants after we purchase the home, sometimes we keep them on long term. If we plan to re-sell a property, we typically give a tenant anotice of 2-3 months to find a new home.

How do I know I can trust you?

I can understand your concern. We'll meet face-to-face or talk personally on the phone. You'll find we don't make empty promises. We shoot straight and we know this business. We hope to create a solution that will work for both of us. If not, or if you're not comfortable after we talk, we'll go our separate ways. Honestly, I view our business relationship more personally than just handling a house. I want you to be confident, and able to sleep well every night without worrying about your house. In fact, we wouldn't enter into an agreement if we weren't confident in that person - and we don't expect you to handle matters any differently. We want you to be 100% confident and comfortable with any arrangements into which you enter.
